Building Locations & Service Area Questions

Where does Apex Homes Florida build custom homes?

Apex Homes Florida designs and builds luxury custom homes throughout Northeast Florida, including Jacksonville and select surrounding coastal and residential communities.

Our work is focused on locations where fully custom, design-driven homes make sense — not production developments or volume neighborhoods. Each project is evaluated individually based on location, site conditions, and project goals to ensure the right fit for a true custom home experience.

Do you only build in certain neighborhoods or communities?

We build in a wide range of settings, including established neighborhoods, waterfront and coastal areas, gated communities, private lots, and rural properties — when the location supports custom construction.

Our process is best suited for clients building in areas where architectural standards, zoning requirements, and long-term value considerations matter. If a location restricts custom design flexibility or does not align with a high-end custom approach, we’ll discuss that upfront.

Can you build a custom home on my own lot?

Yes — building on client-owned lots is a core part of what we do.

Before design begins, we evaluate zoning, setbacks, utilities, site conditions, and any neighborhood or community requirements. This early analysis helps determine what’s realistically buildable and ensures your home is designed around the actual constraints and opportunities of your property.

Do you help determine whether my lot is suitable for a custom home?

Absolutely. Lot evaluation is a critical first step in our process.

We review site conditions, zoning and setback requirements, environmental considerations, access to utilities, and any architectural or community guidelines. This allows us to provide informed guidance before design or budget decisions are finalized — helping avoid surprises later in the process.

Do you build outside of Jacksonville?

Yes. While Jacksonville is a core market, we regularly build custom homes throughout Northeast Florida, including coastal and surrounding communities.

Our team focuses on areas where we can bring local knowledge, trusted trade relationships, and permitting familiarity to the project — all of which are essential for a smooth custom home experience.

Are there special considerations for coastal or waterfront building locations?

Yes — and these considerations are significant.

Coastal and waterfront homes often involve additional planning related to flood zones, setbacks, wind exposure, material performance, and long-term durability. Our experience in coastal environments allows us to address these factors early, ensuring the home is designed to perform well over time, not just meet minimum requirements.

How do local regulations affect where and how you can build?

Zoning regulations, permitting processes, and architectural review boards vary widely by city, county, and community. These requirements directly influence what can be built, how long approvals take, and how a project should be planned.

As part of our design-build process, we manage these approvals and guide clients through the requirements specific to their building location — helping maintain clarity, compliance, and momentum throughout the project.
