1. Architectural Style and Complexity
Rooflines, ceiling heights, window sizes, structural spans, and exterior materials all influence cost. A modern flat-roof design with large glass openings will differ significantly in cost from a traditional Low Country or Craftsman style home with detailed trim and porches. Square footage matters — but layout efficiency matters just as much. A well-designed floor plan can deliver functionality without unnecessary space. Typically, second floor square footage is notably less expensive that first floor square footage since you have a simple wood floor system for the second floor versus concrete foundation and prep costs for a first-floor foundation. 3. Interior Finishes and Fixtures
Flooring, cabinetry, countertops, tile, appliances, plumbing fixtures, and lighting represent one of the largest areas of cost variation. We see Foyer chandeliers alone range from a few hundred dollars to tens of thousands of dollars, resulting in a big change in overall pricing or dollar per square foot cost. These selections can certainly affect and define the character of the home, as well as shape the initial budget.
4. Outdoor Living Features
Pools, lanais, outdoor kitchens, fireplaces, landscaping, and site walls add lifestyle value but can have massive cost implications — and should be planned early in the budget.
5. Site Conditions and Land Development
In Florida, this can be one of the largest impacts on budget from one property to the next. Lot elevation, soil conditions and related foundation requirements, utilities, drainage, tree mitigation, environmental issues and access all influence cost — especially on waterfront or large acreage properties.
6. Mechanical and Technology Systems
HVAC efficiency, smart home infrastructure, generators, elevators, specialty lighting, and home automation are increasingly common in luxury homes and must be planned intentionally.

“Custom” isn’t one product. Lot conditions, size, structural complexity, mechanical expectations, exterior materials, and finish levels can change cost significantly.
What are the biggest cost drivers in luxury construction?
Complexity (structure and rooflines), large openings and glazing, kitchens and baths, mechanical systems, exterior material packages, and sitework are common drivers.
Should I focus on cost per square foot?
It can be a starting reference, but it’s not a complete pricing tool. Two homes with similar square footage can vary dramatically based on complexity and finish level.
Does waterfront or riverfront construction cost more?
Often, yes. Sitework, elevation requirements, corrosion-resistant specifications, and structural considerations can increase total cost.
How can I avoid budget misalignment early?

Do ARB requirements affect cost?
They can. ARBs may influence materials, roof forms, landscaping scope, and design revisions, all of which can affect total budget and timeline.
